6929 N. Sheridan Proposal

Decision Announcement - 7/26/25

July 26th, 2025 - Our office is pleased to announce that Alderwoman Hadden has made a decision on the proposal for 6929 N Sheridan Rd. After extensive community engagement through our participatory development and zoning process, an amended proposal for new housing and commercial space will receive the Alderwoman's approval.

Originally, the applicant (Chicago F10 Equity Partners, LLC) was seeking a zoning change from B3-1 to B2-5 to allow for the construction of a new 6-story (68 feet), 81-unit, ETOD development on the site of the vacant Leona's at Sheridan and Morse. The original proposal included 9 1bds and 72 2bds. The site would also contain 42 off-street parking spots for vehicles and 40 bike parking spots.

community survey regarding this zoning request received 322 responses. Of those responses, 44% were in favor of the development in its current form, 20% were in favor of this development with changes, 30.1% were not in favor of this development, and 6.2% did not want to see any development at all.

Respondents were primarily concerned with the size of the building and availability of parking, as well as a lack of three-bed units and ground-floor commercial spaces. This feedback was then delivered to the development team and approval was contingent on their willingness to address these community concerns.

After meeting with the development team, we are pleased to share their modified proposal to best serve the needs of the 49th Ward. The new proposal will be a 5-story, 80-unit, ETOD development, with 48 1-beds, 24 2-beds, and 8 3-beds. Additionally, the design will incorporate retail along the Sheridan stretch of the building, and the potential for a cafe at the corner. This brings the building height in line with others on the area, increases the family-sized units, and commits to the commercial space for a local business. 16 of the units will be affordable under the City's ARO requirements. The building will also incorporate sustainability features for the environment and undergo approval under the Lakefront Protection Ordinance through Plan Commission.

Based on these new changes and the developer’s willingness to take feedback and adjust their proposal, Alderwoman Hadden will support a Type 1 zoning amendment for this proposed development at 6929 N. Sheridan Rd. We are delighted that the developer took the feedback positively and is willing to work with our office and the greater community to incorporate this feedback into a revised proposal.

Community Survey Period Extended - 5/17/25

May 17th, 2025 - On April 30th, 2025, Alderwoman Hadden hosted a community meeting regarding a proposed zoning change for the property at 6929 N. Sheridan Rd. Our office announces a community survey and records responses for two weeks per our community zoning guidelines. Given the large quantity of survey submissions and feedback our office has received, Alderwoman Hadden has decided to keep the survey open.

May 3rd, 2025 - On April 30th, Alderwoman Hadden and the 49th Ward Office hosted a community meeting regarding a proposed zoning change for the property at 6929 N. Sheridan Rd. Thank you to the over 100 neighbors and community members who showed up to share feedback on this proposal! Our office has now opened the community survey, which you can access at the button above. The survey will be open for a minimum of two weeks. We encourage everyone interested in this proposal to submit written feedback for our office to review. Once the survey window has closed, we will present the data from the survey to the community.
