6441 N. Magnolia

The applicant and owner of 6441 N. Magnolia is seeking a zoning change from RS-3 to RT-4 to legalize the existing garden-level dwelling unit within the existing building. The footprint of the existing building will remain without change. There will be no exterior alterations of the property.


This is an application for what is essentially an Additional Dwelling Unit (ADU). Alderwoman Hadden supports ADUs and legislation is pending to allow these types of projects without a zoning change. Up until now, we have required ADU applicants to go through the full 49th Ward Zoning Change Process. During community meetings for these ADU applications, we typically only have 1-2 people show up. There is similarly low engagement on ward surveys. The people who participate are the immediate neighbors. Given the six years of experience that we've had with this, Alderwoman Hadden has determined that she will no longer require ADU applicants to go through the community meeting and full survey process.

ADU applications will be noticed in the newsletter and flyers about the project will go to the immediate neighbors soliciting input. The 49th Ward Office will accept any feedback regarding this zoning request via phone or email for a two-week period from the posting of this notice.
